BETTER PLANNING DECISIONS START WITH A CLEARER VIEW OF THE SYSTEM.

01 / About Spatialis

Independent thinking, grounded in experience.

Spatialis is a Dublin-based planning and economics consultancy. We turn spatial and demographic data into defensible evidence that guides schemes from early site appraisal through to decision and appeal — catchment and isochrone analysis, accessibility modelling, infrastructure audits, retail impact, viability and HNDAs.

Every output is aligned with the statutory framework it exists to satisfy, and structured to withstand rigorous third-party technical scrutiny.

We advise developers, landowners and local authorities, and act as the specialist technical engine room for partner consultancies.

Our size is intentional: senior attention and direct collaboration on every project. Through our Insights series we publish open methodology and data-driven analysis on Irish spatial trends.

02 / Capabilities

Evidence that turns complex urban systems into clear action.

We bring together location data, movement patterns and economic insight to help clients choose where to invest, how to connect places and what outcomes to prioritise.

01 / What's thereBaseline, demand and capacity

Establishing who is here, what already exists and what is missing.

  • Map existing community, health, sports and civic facilities against population and identify the gaps.

  • Assess creche and pre-school supply against current and projected child yield for a scheme or area.

  • Project primary and post-primary place demand from the housing pipeline and demographic change.

  • Build small-area population, household and age-cohort projections from CSO and local inputs.

  • Establish who lives and works in an area, and how that has shifted between censuses.

  • Measure what people can reach on foot, by bike and by public transport, and who is left out.

  • Systematic review of zoned land, its status, constraints and realistic deliverability.

  • Track permissions, commencements and completions to show what is actually coming forward.

  • Quantify vacant and derelict stock and identify reuse and regeneration candidates.

  • Establish the current stock, occupancy and distribution of employment floorspace.

  • Assess vitality and viability of a town centre using footfall, occupancy and mix indicators.

  • Measure provision, quality and accessibility of parks, playing pitches and amenity space.

  • Design, run and analyse resident surveys to capture experience and priorities.

  • Structured panels grounding quantitative analysis in local knowledge.

02 / What ifImpact, feasibility and appraisal

Testing what a proposed change would actually do.

  • Quantify trade diversion and vitality effects, including the sequential approach.

  • Measure existing tourist accommodation density and assess the effect of further provision.

  • HNDA-consistent analysis of tenure, affordability and household need.

  • Estimate construction and operational jobs, output and wider economic effects.

  • Model the revenue and cost consequences of development for the public purse.

  • Test whether a scheme stacks up under given policy, cost and value assumptions.

  • Compare options against a common economic framework for investment decisions.

  • Assess distributional and community effects, including for EIAR chapters.

  • Establish how much development a place can absorb and what limits it.

  • Prepare strategic and detailed business cases to public sector appraisal standards.

  • Assess whether an intervention delivered what it promised, and why.

03 / What nextStrategy, policy and investment

Turning evidence into a direction that can be acted on.

  • Assemble the analysis underpinning core strategy, zoning and settlement hierarchy.

  • Provide the demographic, economic and capacity evidence for LAP preparation and review.

  • Test alternative distributions of growth against infrastructure, service and land supply.

  • Set out how tenure, typology and affordability needs will be met across a plan area.

  • Evidence-led strategies for centres, aligned to Town Centre First.

  • Establish the scale, form and location of future retail and commercial provision.

  • Determine how much employment land is needed, where, and of what type.

  • Rank competing interventions against need, deliverability and impact.

  • Show how conclusions shift under different growth, cost and policy assumptions.

  • Generate and test policy choices, then set out the trade-offs between them.

  • Assess development contributions and land value capture mechanisms.

  • Present and defend analysis at appeal, oral hearing or tribunal.

04 / What we buildTools, data products and capability

Work that outlives the report — dashboards, models and datasets you keep.

  • Live, browser-based tools that let clients interrogate the evidence themselves.

  • Reusable, maintained datasets and indices built for a client or a sector.

  • Publish analysis as maps and visuals the public and members can actually read.

  • Custom statistical, spatial and economic models built for a specific question.

  • Indicator sets and reporting that track a plan or strategy after adoption.

  • Assess an organisation's data holdings and analytical capacity, and recommend improvements.

  • Short courses and knowledge-sharing sessions for planning and executive teams.
